ESPC3-DEVKITC-02 using flash download tool not updating binary file

Hello all,

I am a new to using the flash download tool and cannot update the AT binary file (factory_MINI-1.bin) on the ESP32-DEVKIT.
The DEV kit came with inbuilt firmware (rainmaker)

Have followed instructions per

I have connected usb cable (PC to dev kit) and serial/usb link to the serial port on dev kit.

During flash downloading attempt, it remains in the SYNC state forever, see attached.
what I am doing wrong?

could you please double check if the COM port is right. and have you tried unplugging and plugging back in the USB?
